From R&B title to Gospel title

From R&B title to Gospel title There is a very popular R&B song that I know I can change some of the words and maintain its integrity and make it into a gospel/inspirational hit. It would be best if the original singer performs this re-make. I have seen this done before. My questions are: How can I achieve this and get paid well for it because I know the original artist will get paid. How do I submit this idea to the artist's people without having the idea "stolen" from me? If the artist's camp is not interested, how do I proceed to have this song recorded virtually unchanged from the original without copyright infringement? How do I find and get an interested established artist to preform this song? What kind of money do you you think I could make from this idea if it is successful in either scenario?
