When writing new music to someone else's lyrics, what's the legal route?

I have a ZZ Top song I like but I've slowed it down and completely changed the structure and chords. If i want to record this on a CD for sale, what are the steps? The music is mine but the lyrics are someone else's. What forms would I need?
